How Property Verification Works

AkiliStay verifies properties so you know what you see online is what you get in person. No more ghost listings.

Why Verification Matters in Ghana

Ghost listings — fake or misleading property ads — are a real problem in Ghana's rental market. Photos that don't match reality, addresses that lead nowhere, amenities that don't exist. Our verification system gives tenants and students confidence that verified properties are real, safe, and accurately represented.

Three Verification Methods

🏠

Physical Inspection

Maximum score: 100/100 • Badge: ✅ Verified

An AkiliStay team member physically visits the property. They check that listing photos match reality, amenities are present, the location is correct, and the property is safe and habitable.

Our inspector also checks Ghana-specific factors:

💧 Water supply (GWCL, borehole, polytank)⚡ Power situation (ECG, generator, inverter)🏘️ Compound type🌧️ Flood risk assessment🔧 Structural condition

Available in Accra, Kumasi, Tema, Takoradi, Cape Coast, and other major cities.

📹

Video Call Inspection

Maximum score: 90/100 • Badge: ✅ Video Verified

A live WhatsApp video walkthrough with an AkiliStay team member. The property owner walks through the entire property — exterior, rooms, kitchen, bathroom, compound, and street view — while our team verifies everything in real time.

We use WhatsApp because it's what everyone in Ghana uses, works on low bandwidth, and requires no extra app. The same checklist is used as physical inspection, but the score ceiling is 90 since video can't fully verify everything.

📄

Document Review

Maximum score: 80/100 • Badge: 📄 Document Verified

The property owner submits ownership and management documents. Our team reviews them for authenticity and consistency. No visit or call needed — great for a quick initial verification.

Required documents:

  • Title Deed or Land Title Certificate (if owner) / Rent Agreement (if manager)
  • Recent utility bill (ECG or Ghana Water, within 3 months)
  • Ghana Card of the property owner or authorized manager

Optional: Business Registration Certificate, Site Plan, Building Permit
